What is a Fire Door?

Fire doors form an important part of a building’s passive fire protection. They are designed to help resist the spread of fire and smoke from one part of a building to another, helping protect escape routes and giving occupants more time to leave safely.

Fire doors can be used within corridors, stairways, compartment walls and other areas where the spread of fire needs to be controlled. For a fire door to perform as intended, the complete doorset needs to work together. This includes the door leaf and frame as well as components such as hinges, intumescent strips, smoke seals, glazing, ironmongery and self-closing devices.

Problems with fire doors are often identified during a Fire Risk Assessment, fire door inspection or routine building maintenance. If an issue is found, Midland Fire can inspect the doors, identify what work is required and provide suitable remedial works or replacements.

Why Are Fire Doors So Important?

Fire doors help maintain the fire-resistant compartments within a building. If a fire starts in one area, correctly installed and closed fire doors can help restrict the movement of fire and smoke into adjoining areas. This can help protect corridors, stairways and other escape routes while occupants leave the building.

Fire doors work alongside fire-resistant walls and floors to maintain compartmentation. Even where the surrounding wall provides the required fire resistance, a damaged, unsuitable or incorrectly installed door can weaken that protection.

Why Fire Doors Should Be Regularly Checked

Fire doors are used as part of the normal day-to-day operation of many buildings. Because they can be opened and closed hundreds or even thousands of times, components can wear, become damaged or move out of adjustment. Doors may begin to drag against the floor, self-closing devices can stop working correctly, seals can become damaged and gaps around the door may change.

Alterations to the door can also affect its performance. New locks, access control equipment, glazing, signage or other ironmongery should be carefully considered because inappropriate alterations can affect the fire performance of the doorset.

Regular inspections help identify defects so that repairs or remedial work can be carried out before the condition of the door deteriorates further.

How Often Should Fire Doors Be Inspected?

In England, additional requirements apply to residential buildings containing two or more domestic premises with a top storey more than 11 metres above ground level. Responsible persons must check communal fire doors at least every three months and use best endeavours to check flat entrance doors at least every 12 months.

Surveys, Inspections and Reporting

Many fire door projects begin with defects identified during a Fire Risk Assessment or building inspection.

A more detailed fire door survey can help establish the condition of the doors and determine what work is required. Depending on the agreed scope, findings can include door locations, photographs, identified defects and recommendations for repairs, adjustments or replacement. This gives building managers a clearer record of the work needed and helps them plan remedial action. We can help with the next steps, including quotations, remedial works, replacement doors and ongoing inspection and maintenance.

How Can Fire Doors Become Compromised?

Fire doors can deteriorate gradually through normal use or become compromised following alterations to the door or surrounding building. A door that was originally suitable may no longer perform as intended if important components become damaged, removed or incorrectly replaced.

Fire doors should not be held open with wedges or improvised restraints. Where a fire door needs to remain open during normal use, a suitable hold-open or free-swing device should allow it to close automatically when required by the building’s fire safety arrangements.

Common problems can include:

Excessive or uneven gaps around the door

Damaged or missing intumescent strips and smoke seals

Faulty self-closing devices

Damaged doors, frames or glazing

Loose, damaged or unsuitable hinges and ironmongery

Alterations that affect the original doorset

What to Look for When Appointing a Fire Alarm Company in the UK

Midland Fire Headquarters – Burton upon Trent

This project included the installation of internal doors, including fire doors, together with door furniture and door closers provided by Forest Architectural Supplies.

The works formed part of the development of Midland Fire’s new headquarters and demonstrate the importance of correctly specified doors, hardware and closing devices as part of a complete installation.

Fire Door Installation and Replacement

Fire doors need to be correctly specified and installed if they are to perform as intended. Simply fitting a fire-rated door leaf into an existing opening does not necessarily create a suitable fire doorset.

The door, frame, seals, ironmongery, glazing and installation method all need to be appropriate for the required application. When replacing fire doors, consideration may also need to be given to the required fire resistance, smoke control, self-closing arrangements and how the door forms part of the building’s overall fire strategy.

Midland Fire can provide replacement and new fire door installations for commercial, industrial and public sector premises. Where fire strategy drawings are available, these can help establish the intended locations and requirements of fire doors throughout the building.

Fire Door Regulations and Standards

Fire safety legislation varies across the UK depending on the location and use of the premises.

In England and Wales, the Regulatory Reform (Fire Safety) Order 2005 requires responsible persons to assess and manage fire risks and maintain fire safety measures in good working order.

Additional requirements apply to certain multi-occupied residential buildings in England under the Fire Safety (England) Regulations 2022, including regular checks of communal and flat entrance fire doors.

BS 8214:2026 is the current code of practice covering the specification, installation and maintenance of fire-resisting and smoke-control doors.

Midland Fire can help identify defects and advise where inspection, maintenance, remedial work or replacement may be required.
